Description
PRESOLICITATION X - Lease or Rental of Facilities NAICS CODE - 531 - real estate/531120 - Lessor of Nonresidential Building (except Miniwarehouses) The VA currently occupies 9,812 net usable square feet of space at 8875 Hidden River Parkway in Tampa, FL as a Procurement Business Division. The lease expires on October 15, 2018. The space needs to be expanded an additional 1930-2184 NUSF. VA is conducting a competition for alternative space and will relocate if advantageous to the government. The cost of moving, alterations, and other factors will be considered when determining whether to relocate. Class A building space is required on no more than one floor, and provide between 11,740 - 11,996 NUSF of space. On-site parking for 49 vehicles is required, of which at least 2 spaces must be ADA compliant. A lease for up to ten years, five years firm, will be considered. Occupancy is required by November 30, 2011. To be considered, space must be within or bordering a delineated area as follows: North: County Line Road. East: I-75 North to Bruce B. Downs Blvd., then North on Bruce B. Downs Blvd. to County Line Road South: Busch Blvd. West: I-275. Offerors must provide evidence that properties are outside the 100-year flood plain. Net useable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, lobbies in common area, and public toilets required by local code. VA staff will conduct a market survey of properties offered for lease. Interested offerors (owners, brokers, or their legal representatives) should submit the location of space, number of parking spaces, date the space will be available, provide a written statement from the building owner stating that you have authority to represent the building owner, provide cost per net usable square foot - provide base rent cost and operating costs - together these costs equal the total net usable square foot, and evidence that properties are located outside 100 years flood plain.
