Description
GSA Public Buildings Service U.S. GOVERNMENT SFO 8OR2250-A Expressions of Interest Sought The Government currently occupies office and related space in a building under lease in Portland, Oregon, and seeks to occupy space by July 24, 2012. State: Oregon City: Portland Delineated Area: Downtown Portland within five (5) minutes driving time from Robert Duncan Plaza. Minimum Sq. Ft. (ABOA): 3,500 Maximum Sq. Ft. (ABOA): 5,000 Space Type: Office Parking Spaces (Total): 1 Parking Spaces (Surface): 1 for Government owned Vehicle Parking Spaces (Structured): None Parking Spaces (Reserved): 1 for Government Owned Vehicle Full Term: 10 Firm Term: 5 Option Term: None Additional Requirements: Offered space must be in a building capable of providing access to underground dark fiber, supporting power supply no less than 1200 Amps at 480 Volts, 3-Phase. Offered space must be located within a building capable of supporting up to four PDU units 150KVA each with 208V, 3-phase secondary service, and back up generators similar to those providing critical support. Offered space must be contiguous and located on one floor. Offered space must have concrete base floors and allow for installation of raised floors. A loading dock area must be available in the building in which the space is offered for the handling of pallet sized loads. The loading area is not required to be above-grade. Access to the loading dock must not block street or traffic lanes. If offered space is located on a floor other than ground level, a freight elevator capable of lifting 3,000 lbs or more shall be provided. Elevator opening shall be a minimum of 48" wide and 90" high. Offered space must be in close proximity to public transportation. A commuter rail, light rail, or bus stop shall be located within the immediate vicinity of the building, but generally not exceeding ¼ walkable mile. Access to the building 24/7 is required. The offered space must be within five (5) minutes driving time from the Robert Duncan Plaza Building downtown Portland. Offered space must meet Government requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •1. Building name/address and the location of available space within the building; •2. Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; •3. ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully services. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any); •4. Date of space availability; •5. Building ownership information; •6. Amount of parking available onsite and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); •7. Energy Efficiency and renewable energy features existing within the building; •8. List of building Services provided. •9. One-eighth inch scale drawing of space offered. •10. Name, address, telephone number, and email address of authorized contact. •11. In cases where an agent is representing multiple ownership entities, written acknowledgement. •12. Permission to represent multiple owners for the same submission.
