- Statement of Work The Contractor must furnish all labor, design, materials, tools and supervision to complete the following.SOW is inclusive but not limited to the following for fully functional laboratory space): Renovation of the 4th floor in building 105 includes but is not limited to temporary construction barriers, demolition, and asbestos removal of laboratory countertops. New work encompasses modification of electrical, plumbing, sprinkler, gas and HVAC systems, replacement of the existing air handler unit and associated controls, interior finishes and laboratory work space equipment. BID ALTERNATE NO.1 (420 Calendar Days): Base bid less; a.TOILETS: Delete all renovation to MALE TOILET, Room 4138, and FEMALE TOILET, Room 4136, including plumbing fixtures and finishes. Both Rooms shall remain as is. Deduct $ BID ALTERNATE NO.2 (420 Calendar Days): Same as BID ALTERNATE NO.1 less; a.DI WATER SYSTEM: Delete the purchase, manufacture, and installation of the reverse-osmosis/deionized water equipment specified under Specification Section 22 67 19.16 including all piping distribution systems and electrical connections. Deduct $ b.FUME HOODS: Delete the purchase, manufacture, and installation of 7 laboratory fume hoods specified under Specification Section 11 53 13. All mechanical and electrical services to the fume hoods shall be roughed-in and capped at the nearest hard surface (floor, ceiling, wall) that is associated with the particular fume hood. Deduct $ BID ALTERNATE NO.3 (399 Calendar Days): BID ALTERNATE NO.2 less; a.LABORATORY CASEWORK: Delete the purchase, manufacture, and installation of all laboratory casework specified under Specification Section 12 31 00 in Rooms 4102, 4103, 4104, 4106, 4127, 4128, and 4129. All mechanical and electrical services to the laboratory casework shall be roughed-in and capped at the nearest hard surface (floor, ceiling, wall) that is associated with the particular piece of casework. Deduct $ b.COLD ROOMS: Delete the purchase, manufacture, and installation of Cold Room 4115 and Cold Room 4117 and the associated condensing units in Room 4116. All mechanical and electrical services to the Cold Rooms and condensing units shall be roughed-in and capped at the nearest hard surface (floor, ceiling, wall) that is associated with the particular Cold Room and equipment. Deduct $ BID ALTERNATE NO.4 (371 Calendar Days): BID ALTERNATE NO.3 less; a. EAST WING LAB: Delete the renovation of the East Wing Labs. The East Wing Labs (approximately 2,250 sf) include new Room 4126 (OFFICE); Room 4127 (LABORATORY); Room 4128 (LABORATORY); Room 4129 (LABORATORY); and Room 4130 (OFFICE). Deduct $
