- `Synopsis: Department of Veterans Affairs (VA) Competition for Lease Location This is a Sources Sought Notice for further information please contact Randall D. Combs at randall.combs@va.gov. General Information: The Department of Veterans Affairs is seeking up to 9,500 net usable square feet of existing office space in the Leavenworth, Kansas area. The VA is conducting a competition for space and will locate this office in the most advantageous location for the Government. The Location, Access, Present Layout, its alterations and other factors will be considered when determining whether the space identified by offerors is appropriate. A higher rating will be given for locations closer to the Leavenworth VA Medical Center. The space may be located on more than one floor and provide between 9,000 to 9,999 NUSF of contiguous space. The VA is requiring a minimum of 45 on-site parking spaces, 4 of which are marked as handicapped. The lease terms will be for up to 10 years with termination rights for the Government after 5 years with a 180 days written notice to the lessor. Occupancy is required by August 1, 2012. The acceptable site will be existing space which could be modified to meet the VA's needs. To be considered, the property offered shall be within a 2 mile radius of the Leavenworth, KS VA Medical Center. The property must be located in Leavenworth County, Kansas. Offers must provide evidence that properties are outside the 100 year flood plain. VA staff will conduct a market survey of properties offered for lease. Please provide the following in your package: 1) Site location (physical location of property); 2) Property description; 3) Total square footage; 4) Site condition; 5) Floor plans-if available; 6) Pictures if available. Interested offerors (owners, brokers or their legal representatives) should submit specific information (e-mail preferred) concerning their properties to Randall D. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space.
