- The USDA, Natural Resources Conservation Service (NRCS), currently occupies 320 rentable square feet of office space in Leesburg, VA. The NRCS is considering alterative space based on mission and economically advantageous. The NRCS will use the information it receives in response to this advertisement as a basis to develop a cost benefit analysis and to determine whether to complete the lease requirements or pursuea sole source justification to remain in this current location. In making this determination, the NRCS will consider, among other things, the availability of alternate space that can potentially satisfy the Governments requirements. Other factors that will be considered are cost likely to be incurred through relocating, such as physical move cost, replication of tenant improvements and telecommunications infrastructure adn non-productive agency down time. All utilities, janitor service, snow removal, lawn care, maintenance services, tenant alternation and off-street parking are to be provided as part of the rental consideration. In addition, the space must meet the requirements of the Architectural Barriers Act Accessibility Standards adn will nto be located in a flood plain. The lease term will be for 2 years with the government having 120 days notice cancellation rights. Expressions of intersted must be submitted to: USDA-NRCS, Management Services, Attention: Leasing, 1606 Santa Rosa Road, Suite 209, Richmond, VA 23229-5014. Expressions of interest must be submitted by 4:00 pm Eastern, April 15,2011 and must include: Building name and address as well as location of available space within the building, Rentable Square Feet available and expected rental rate per square foot for a fully serviced lease, Date of Space Availability, ANSI/BOMA Office are square feet (OASF) to be offered (Indicate weather or not the quoted rate includes an amount for tenant improvements and state the amount, if any), Building Ownership Information, List of Building Services Provided, Amount of parking available site and its cost, Energy efficient and renewable energy features existing within the building, and a list of all building services provided.
