Description
UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN SAN MARCOS, TX STAR #: 0TX2115 General Services Administration (GSA is interested in leasing office space consisting of approximately 7,091 rental square feet. Rentable space must yield a minimum of 6,166 ANSI/BOMA Office Area square feet. The space will be occupied by the Social Security Administration. Lease Term: Ten (10) years, five (5) years firm Unique Requirments: Office space must be contiguous, located on one level without being split by a public corridor, and located on the ground floor. If the space is not on the ground floor, elevator service shall consist of a minimum of two handicap accessible elevators (one may serve as a freight elevator). Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but will not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offset that will result in inefficient use of space. Columns must be at least 28 feet from any interior wall and be no more than one foot square. The following space configuration will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. The ratio of width to length shall not exceed 2:3. The Government requires a fully serviced lease including thirty-four (34) surface parking spaces within 600 feet or two (2) blocks. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, or busy intersections. Public transportation must be available, at regularly scheduled times during the entire workday within 600 feet or two (2) blocks from the building entrance. The route from the bus stop to the building entrance shall be accessible for the mobility impaired. Space should not be located near establishments where alcoholic beverages are sold or served or where there are tenants related to drug treatment or detention facilities. Space will not be considered where apartment space or other living quarters are located within the building. Space shall not be located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative. The agency shall have access to their space 24 hours a day, 7 days a week. Normal hours of operation for the agency is Monday through Friday 7:30 am to 5:30 pm. (excluding Saturdays, Sundays and federal holidays) Location: Offered properties must be located within the city limits of San Marcos, TX. Site which are located directly on a highway or thoroughfare shall not be considered in the following instances; (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent form the proposed office space. Locations must be as convenient to the visiting public as possible. Expressions of Interest Should Include The Following: 1) Building name and address. 2) One-eighth inch scale drawing of space offered 3) Square footage offered. 4) Method of measurement used to determine rentable square feet 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABAAS) Requirements. Consideration shall be based on the area profile, location, and proposed security precautions.
