Provide all labor, materials, tools and equipment, and construction services necessary for the construction/renovation of specific areas in the GL and 2nd-7th Floor Elevator Lobbies and Connecting Corridors at Audie L. Murphy Memorial Veterans Hospital and other specific tasks as further defined by this statement of work (SOW). GL & 2nd-7th Floor Elevator Lobbies & Connecting Corridors Renovations shall comply with VA specifications and all applicable city, county, state, and federal regulations and codes and OSHA standards. See VA web-site: http://www.cfm.va.gov/contract/ for Design Criteria. The bullet points listed below outline the construction requirements. Construction areas shall install and maintain barriers and negative air. The contractor shall provide, construct, and maintain barriers, signs and negative air in accordance with the VA Infection Control standards. Demolition and renovation shall take place with minimal disruption adjacent work spaces. Demolition debris shall be recycled to the best ability of the contractor. Reports of weight and deposition of all waste are to accompany the monthly progress payments. Contractor shall be responsible for relocating all utilities, including, but not limited to, telephone, data, electrical, med/gas, emergency power, AV alarms, smoke detectors, sprinklers heads, speakers, etc. All work shall be in accordance with VA specifications. All costs shall be included in the base bid. All work shall be coordinated with the VA prior to any demolition work being performed. Renovation will include Architectural, Mechanical, Electrical and Plumbing work in GL and the 2nd through 7th Floors of the Hospital. Contractor will coordinate all work with existing work/conditions. Contractor will provide all trades necessary to the renovation of these areas. This includes, but is not limited to, plumbing, electrical, HVAC, nurse calls, intercom, data, telephone, fire sprinklers, smoke detectors, interior finishes and construction. Renovation of the Lobbies and Corridors will be as follows (refer to the construction documents for additional information): Abate all asbestos/hazardous containing materials from the GL and the 2nd floor through 7th floor passenger elevator lobbies, service elevator lobbies and connecting corridors. The existing ceramic tile wainscot is to be removed/abated. New materials to be installed are floors, base, crash guards, handrails, transition strips, gypsum board, paint, corner guards and door protection/kickplates. The existing ceiling is to be removed and new acoustical ceiling installed. The existing surface mounted light fixtures are to be removed and new recessed fluorescent light fixtures installed. DEDUCTIVE ALTERNATES This work will include a Base Bid, the following Deduct Alternates: Deduct Alternate 1 “ GL corridor from P1-P4 elevator lobby to P7 & P8 elevator lobby. Deduct Alternate 2 “ 2nd Floor corridor from P1-P4 elevator lobby to P7 & P8 elevator lobby. Deduct Alternate 3 “ GL service elevator lobby. Deduct Alternate 4 “ 2nd Floor service elevator lobby. Deduct Alternate 5 “ 3rd Floor service elevator lobby. Deduct Alternate 6 “ 4th Floor service elevator lobby. Deduct Alternate 7 “ 5th Floor service elevator lobby. Deduct Alternate 8 “ 6th Floor service elevator lobby. Deduct Alternate 9 “ 7th Floor service elevator lobby.
