- REQUIREMENT: The United States Government is seeking to lease approximately 20,391 BOMA rentable square feet (brsf) of office and related space for a new lease. Rentable space must yield 17,731 BOMA office usable square (bousf) available for use by the tenants for personnel, furnishings, and equipment. The immediate parking requirement is 75 spaces for daytime and overnight parking of Official Government Vehicles. Space is preferred to be located in one contiguous block without being split by a public corridor. Space on two contiguous floors is acceptable. Column spacing shall be no less than 15-20 feet on center, each way. Emergency portable water supply and emergency electric back-up power with capability to sustain office operations for a minimum of five (5) working days is required. The building offered must be in a Class A or upper Class B, modern, highest quality professional office building, fully operational mechanical and electrical installations, and capable of meeting the minimum Federal Fire Safety and handicap requirements. The proposed property should be located in a professional office type environment. The Government does not normally occupy space within a flood plain. Certification/proof that property is not located within a flood plain is required. Any expression of interest offering space in a building planned for construction will be considered. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; energy efficiencies; aesthetic appearance, security installations, security of its surrounding areas, accessibility of the property to major highways and roads, and the availability of public transportation. Kennedy HYWY #2 to Rafael Martinez Nadal HYWY #20 LEASE TERM: The lease term will be for ten (10) years, five (5) years firm. The Government has termination rights of the lease at any time after the fifth (5) year on 120 days written notice to the Lessor. OCCUPANCY DATE: Space must be ready for occupancy no later than August 1, 2012 or for new construction from either a lease award date and/or receipt by the Lessor of the final approved design intent plans.
