Description
U.S. GOVERNMENT Project #: 8OR2250 General Services Administration (GSA) seeks to lease the following space: State: Oregon City: Portland Delineated Area: Portland CBD or N: OR-30 and I-405 S: OR-26 and I-405 E: OR-30 and I-5 W: NW 23 rd Ave If there is sufficient competition within the CBD the Government shall limit competition to those properties located within the CBD only. Minimum Sq. Ft. (ABOA): 4,200 Maximum Sq. Ft. (ABOA): 6,000 Space Type: Office / data center space Parking Spaces (Total): 1 Parking Spaces (Surface): N/A Parking Spaces (Structured): N/A Parking Spaces (Reserved): 1 Full Term: 10 Firm Term: 10 Option Term: Two, five (5) year option periods Additional Requirements and Information: The following criteria are sought already in place: •· 3,000 ABOA of raised flooring with a concrete base floor and a minimum load bearing of 400 psi; 1,000 ABOA power supply equipment room (which in a multi-tenant building may be a shared space); and 1,000 ABOA storage/staging room. •· A service elevator capable of lifting 3,000 lbs. Elevator opening shall be a minimum of 48"W x 90"H and shall have a floor area of not less than 6' by 4'. •· Male and female restrooms provided on the same floor as the data center. •· Available amplicity shall be no less than 1200 Amps at 480 Volts, 3-Phase. Two to four PDU units totaling 400KVA with 208V, 3-Phase secondary service shall be required along with comparably sized UPS systems. Each PDU shall be provided with a minimum of four, 42 circuit panel board sections. Emergency Power Off stations are required at each entrance to the room. PDU units, UPS units, and other major power distribution equipment shall be cabled and equipped with provisions suitable for remote monitoring. •· Computer room and staging/storage areas shall be provided with recessed fluorescent tube lighting fixtures capable of supplying a lighting level of 100 fc, and dimmable to 50 fc. A supplementary incandescent lighting system providing a level of 20 fc for security shall also be provided. •· All areas of the data center shall be made accessible to cellular signal through the use of signal boosting systems unless cellular signal adequately penetrates the facility. •· The computer room shall be provided with a minimum of 120 Tons of cooling capacity ideally consisting of 6, 20 Ton units. Units shall supply cooling air beneath the floor. •· The entire facility shall be provided with a generator system of sufficient size and fuel supply to run the facility for 72 hours. •· A loading dock, with access of sufficient size to accommodate oversized vehicles shall be required. •· The computer room space must have a fire suppression system based on FM-200 or similar chemical/gas deployment system. The fire suppression system must have remote monitoring capabilities through SNMP or proprietary means. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 or 500 year flood plain.
