Description
VETERANS AFFAIRS WANTS TO LEASE SPACE The Department of Veterans Affairs desires to lease sufficient rentable square footage to yield _3,296_to _4,000_____ usable square feet in _New Orleans, La for use as a VA Office. The space must be on no more than __1_ floors and is to be provided by modification of existing space. On-site parking for 17 vehicles is required. A lease for up to 5 years and 3 annual option periods will be considered. Only space that falls within or fronting on the boundaries as described by the delineated area in 1.4 below will be considered: A market survey of properties offered for lease will be conducted by VA. Interested offerors (owners, brokers, or their legal representatives) should contact Robyn Calliham. Contracting Officer_ by telephone, mail, or e-mail no later than 4:00 P.M (Local), __4/1/2011.________. Contact information appears elsewhere in this notice. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space. Please note: This advertisement is not a solicitation for offers, nor is it a request for proposals. A solicitation for offers may be issued by the Department of Veterans Affairs at a later date. 1.1 AMOUNT AND TYPE OF SPACE A. The Department of Veterans Affairs herein known as DVA or the Government, is interested in leasing approximately 4,000 rentable square feet of space. The rentable space shall yield a minimum of 3,296 ANSI/BOMA Office Area (previously Usable) square feet to a maximum of 4,000 ANSI/BOMA Office Area square feet, available for use by tenant for personnel, furnishings, and equipment. In addition, the Government requires 17 parking spaces. B. The offer shall (1) be for space located in a quality building of sound and substantial construction as described in this SFO, (2) have a potential for efficient layout, (3) be within the square footage range to be considered, and (4) be in compliance with all of the Government's minimum requirements set forth herein. C. DVA may terminate this lease after the firm term on 60 days written notice to the Lessor. All the terms and conditions contained herein shall prevail throughout the term of the lease. 1.3 OFFER DUE DATE (AUG 2008) Offers are due by 04-22-2011 and shall remain open until. 1.4. DELINEATED AREA: This space will provide offices for functions that require privacy, conference room for meeting and bid openings and other support space such as supply room, and IT closet. The delineated area maintains the location within efficient walking distance from all other administrative functions which support the SLVHCS and within a short commute to the site of the new VA Medical Center (see ATTACHMENT B) DELINEATED AREA Approximate 2 block radius with logical borders from the New Orleans Clinic and Current Administrative Offices North - Tulane Avenue West - South Claiborne Street South - Poydras Street East - Loyola Avenue/Elks Place
