Description
The Department of Veterans Affairs (VA) is seeking commercial lease space in Prescott, AZ. The rentable space must yield approximately 2,705-3,462 net usable square feet (NUSF), available for use by tenant for personnel, furnishings, and equipment. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. The space must be handicap and public transportation accessible, ADA compliant and can be provided by new construction or modification of an existing space. The space to be provided must have a floor live load capacity of not less than 100 pounds per square foot unreduced throughout. The building and parking area must be fully accessible meeting all requirements of the Architectural Barriers Act Accessibility Standard (ABAAS). The lease term requirement is for ten (10) years. After the 5th anniversary of the commencement of the term of this Lease, the Government, at its sole discretion may notify the Lessor of the early termination of the Lease by giving at least 90 days written advance notice to the Lessor. The space must be available for occupancy by July 1, 2011. The delineated area is within a ten-mile radius of the Northern Arizona VA Health Care System (NAVAHCS) Facility to include Prescott and Prescott Valley, Arizona. Other applicable requirements include: Parking: On-site parking for at least sixteen (16) reserved parking spaces and two (2) handicap accessible. Handicap accessible The available space must be within the following delineated area: With in ten(10) mile radius of the Northern Arizona VA Health Care System Facility to include Prescott and Prescott Valley, AZ. Others: The space can be provided by modification of existing space or land which a building is built to suit the VA ™s specifications. All services, supplies, utilities, partitioning, and required alterations are to be provided as part of the rental consideration. Any existing building must meet all current federal seismic criteria. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space. Expressions of Interest must include the following information: Building name and address and location of the available space within the building. Rentable square feet available and expected rental rate per rentable square foot, fully serviced. Net Usable square feet (USF) to be offered and expected rental rate per USF, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability. Method of rentable space measurement. Building ownership information. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). Energy efficiency and renewable energy features existing within the building. List of building services provided. Please Submit Information to: Demetrius D.
