The lease term would be 10 years firm. The delineated area must be located on or near Highway 287Noth or where old Decatur Road and FM 730 join going South no more than 5 miles below the intersection with in the city limits in Decatur, TX. Within the 4,500 square feet of ANSI/BOMA space, should be office space to accommodate for 15 employees, a receptionist area, two restrooms, conference room, kitchen, and a storage area. There should be secured parking for 35 government vehicles with two accessible parking spaces in a secured fenced, lighted, and paved area. There should be employee and customer parking for at least 25 vehicles with no less than two accessible parking places with 2 RV and Bus sites.
