Description
Delineated Area REQUIREMENT: The U.S. Department of Agriculture, Farm Service Agency in Saluda, South Carolina is interested in leasing approximately 4,056 of contiguous usable square feet of first class high quality office space together with 32 onsite paved parking spaces. Specific Information Technology requirements apply. USDA currently occupies office and related space in a building in Saluda, SC. USDA is considering alternative space if economically advantageous. USDA will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, USDA will consider, among other things, the availability of alternate space that potentially can satisfy USDA's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. TERM: The lease term is for 10 years. DELINEATED AREA: To be considered, the building location must be within an area bound or fronted on the North by Wheeler Circle between Greenwood Highway and Travis Avenue; Travis Avenue to Bouknight Ferry Road. East by Bouknight Ferry Road to Etheredge Road South by Bouknight Ferry Road along Etherredge Road crossing South Main Street along South Jefferson Street and along Pen Creek Road to 4th Avenue then north along 4th Avenue to Bonham Road to Firetower Road. West by Firetower Road from Bonham Road to Greenwood Highway to the intersection at Wheeler Circle. Please refer to attached Delineated Area Map OCCUPANCY: Space to be ready for occupancy within three (3) months after lease award. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building Name and Address or Site Location and Address 2. Location of space within the building 3. Rentable square feet offered and full-service rental rate per square foot 4.
