Description
REQUIREMENT: The U.S. Department of Agriculture, Farm Service Agency in LaMoure, North Dakota is interested in leasing approximately 4975 of contiguous usable square feet of first class high quality office space together with 40 onsite paved parking spaces. Specific Information Technology requirements apply. USDA currently occupies office and related space in a building in LaMoure, ND. USDA is considering alternative space if economically advantageous. USDA will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, USDA will consider, among other things, the availability of alternate space that potentially can satisfy USDA's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. TERM: The lease term is for 5 years. DELINEATED AREA: To be considered, the building location must be within an area bound or fronted on the North by 6th Ave NW/ 6th Ave NE East by 5th St NE/7th St SE South by 5th Ave SE/6th Ave SE/3rd Ave SW West by 5th St NW/6th St SW OCCUPANCY: Space to be ready for occupancy within three (3) months after lease award. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building Name and Address or Site Location and Address 2. Location of space within the building 3. Rentable square feet offered and full-service rental rate per square foot 4. ANSI/BOMA Usable Square Feet and the Common Area Factor 5. Amount of onsite pave parking available 6. Building ownership information 7. Energy efficiency and renewable energy features existing within the building 8. List of building services provided 9.
