Description
U.S. DEPARTMENT OF VETERANS AFFAIRS DESIRES TO LEASE SPACE The Department of Veterans Affairs desires to lease sufficient rentable square footage to yield approximately (2,500) usable square feet within the 10th Congressional District, geographical area surrounding 41-03 Queens Boulevard, Sunnyside, New York 11104 for use as a Community Based Outpatient Clinic. The space will require at a minimum the following: Queens CBOC Space Requirement: 2,330 SF not to exceed 2500 SF "Waiting Area 300 SF "Reception Area 110 SF "Offices (3 x 100 SF) 300 SF "Exam Rooms (4 x 100 SF) 400 SF "Bathrooms (1 Staff 60 SF and 1 Patient 60 SF) 120 SF "Lab 120 SF "Lounge/Break room 300 SF "Storage/Closet 70 SF "EMS Closet 80 SF "Utility Closet 30 SF "Corridor 500 SF "10 designated parking spaces "Air conditioning and handicap compliant The space must meet or be able to meet the Department of Veterans Affairs Life Safety codes and other applicable regulations. A lease for five (5) years with an option to renew for an additional one (5) year option period will be considered. All commercial office space within the surrounding area of 41-03 Queens Boulevard, Sunnyside, NY will be considered. A market survey of the properties offered will be conducted by the Department of Veterans Affairs.
