Ft. (ABOA): 12,080 Maximum Sq. Ft. (ABOA): 12,080 Space Type: Warehouse Parking Spaces (Total): 4 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Secured): 4 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: - Requires access to the building 24 hours per day, 7 days per week, and 365 days per year. - Space must have potential for an efficient layout. Space must contiguous and on one level without access from a loading dock. -Space must have at least two roll up doors which must be electrically operated and able to accommodate trucks up to 39 feet in length. Roll up doors should be at least 12' x 14'. Access to the roll up doors ideally will be with a 34' turning radius. -Interior ceiling heights must be minimum of 14'. - Space should be located in a professional warehouse district and shall not be located in the vicinity of residential areas, schools, parks or churches. - The Government requires a fully serviced lease, inclusive of 4 secured parking spaces. Total offered parking at the property must meet the more stringent of local code or SFO specifications. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission.
