Description
The Department of Veterans Affairs (VA) is seeking commercial lease space in Childress, TX. The VA is seeking to lease approximately 2,200-2,629 contiguous rentable square feet of medical office and related space. The rentable space must yield approximately 2,054-2,500 net usable square feet (NUSF), available for use by tenant for personnel, furnishings, and equipment. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. The space must be handicap and public transportation accessible, ADA compliant and can be provided by new construction or modification of an existing space. The space to be provided must have a floor live load capacity of not less than 100 pounds per square foot unreduced throughout. The building and parking area must be fully accessible meeting all requirements of the Architectural Barriers Act Accessibility Standard (ABAAS). The lease term requirement is for five (5) years firm with one (1) five (5) year option. The space must be available for occupancy by June 1, 2011. The delineated area is within the City limits of Big Spring, Texas as outlined below: "South of West 15th St. "North of Veterans Blvd. "West of Main St. "East of Lancaster Other applicable requirements include: · Parking: On-site parking for at least Ten (10) reserved parking spaces. · Others: The space can be provided by modification of existing space or land which a building is built to suit the VA's specifications. All services, supplies, utilities, partitioning, and required alterations are to be provided as part of the rental consideration. Any existing building must meet all current federal seismic criteria. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space. Expressions of Interest must include the following information: "Building name and address and location of the available space within the building. "Rentable square feet available and expected rental rate per rentable square foot, fully serviced. "Net Usable square feet (USF) to be offered and expected rental rate per USF, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. "Date of space availability. "Method of rentable space measurement. "Building ownership information. "Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). "Energy efficiency and renewable energy features existing within the building. "List of building services provided.
