- The government is interested in leasing approximately 8,324 Rentable Square Feet of office space for a term of Ten years, Five years firm, to include a Five Year Option to Renew in Cleveland, OH. The Government's space must be contiguous on one single floor, in a building classified as A or B in the Cleveland office market, and capable of meeting Government Fire and Life Safety and layout requirements for office space. The Government will require a full service lease with lessor providing all services, including utilities, general maintenance, and cleaning required for the space. Interested property owners with available space that will meet the requirement should submit a letter outlining space(s) that can meet the Government's requirements, with the asking rental rate, and tenant improvement allowance to be provided no later than February 4, 2011 to: Mark A. Montgomery Lease Contracting Officer 230 South Dearborn St., Suite 3300 Chicago, IL 60604 1/8" scale plans of the space and a CAD file showing the space should be submitted with the expression of interest and availability letter. Brokers representing a property must also provide a letter from the property owner authorizing the broker to present the property on behalf of the owner. The Government will engage a Tenant Representative Broker at a future date for this procurement. A summary of the requirement follows: GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Ohio City: Cleveland Delineated Area: North: Cleveland Memorial Shoreway to West 3rd, Lake Erie to East 12th, Cleveland Memorial Shoreway East: Inner Belt Freeway South: Inner Belt Freeway West: Broadway, Huron Bridge, West 10th Minimum Sq. Ft. (ABOA): 6,893 Maximum Sq. Ft. (ABOA): 7,238 Space Type: Office Parking Spaces (Total): 1 Parking Spaces (Surface): 0 Parking Spaces (Structured): 1 Parking Spaces (Reserved): 1 Full Term: Ten Years Firm Term: Five Years Option Term: Five Years Additional Requirements: Offered space must meet Government requirements for fire/life safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain.
