A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Bryan/College Station, TX Delineated Area: Within Bryan/College Station, TX: North: SH-21 South: SH-40 East: SH-30 West: FM2818 Minimum Sq. Ft. (ABOA): 23,828 Maximum Sq. Ft. (ABOA): 26,211 Space Type: Office Parking Spaces (Total): 5 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 5 reserved surface spaces for Government vehicles Full Term: 10 years Firm Term: 5 years Option Term: None Additional Requirements: Space should be contiguous on no more than two consecutive floors. First floor space is preferred. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 year flood plain. B. Projected Dates.
