Description
The United States Government currently occupies general warehouse and related space in a building under lease in Van Nuys, CA. The Government is seeking to lease approximately 17,250 rentable contiguous rentable square feet of warehouse and related space. The lease term requirement is for three (3) years firm with termination rights. The space must be available for occupancy immediately after date of lease award. The delineated area is within the City Limits of Van Nuys, CA. There must be on-site reserved parking for fourteen (14) official vehicles and the capability to provide an additional ten (10) parking spaces over the lease term. Public transportation and parking must be within three blocks of the building. Other applicable requirements includes: 24-hour access to the space and elevator shall be available, 7 days a week, 365 days per year. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non productive agency downtime. Expressions of Interest must be submitted to the above address by 4:00 p.m., EST on 12/01/10 and must include the following information: (1) Building name, address, location of the available space within the building, and schematic drawing; (2) Rentable square feet available and expected rental rate per rentable square foot, fully serviced; (3) ANSI/BOMA Office area square feet (OASF) to be offered and expected rental rate per OASF, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any; (4) Date of space availability; (5) Method of rentable space measurement; (6) Building Ownership Information, (7) Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any); (8) Energy efficiency and renewable energy features existing within the building; (9) Building economic life; and (10) List of building services provided; The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
