Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Colorado City: Colorado Springs Delineated Area: Within the boundaries of N. Academy Blvd. to the west; Carefree N. Circle to the north; Marksheffle Rd. to the east; and S. Powers/Bradley Rd. to the south. Minimum Sq. Ft. (ABOA): 6,000 Maximum Sq. Ft. (ABOA): 6,700 Space Type: Warehouse Parking Spaces (Total): 25 Parking Spaces (Surface): 25 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 25 Full Term: 5 years Firm Term: 5 years Option Term: 5 years Additional Requirements: - Leased space shall be less than 25% of total building - Two loading docks with area to maneuver a commercial semi-trailer and a 6 foot wide lockable door for interior access (wide enough and tall enough for a forklift or pallet lifter). - Air Conditioning and Heat required in warehouse - Approximately 600 sq ft. of the space shall have the ability to be closed storage and be adapted as a SCIF. Facility must be structurally suitable to receive upgrades required to certify all spaces as SCIF. If required the facility must be able to accommodate additional security systems or needs. Tenant shall have the option to amortize the cost of improvements. - Underground Utilities Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the [100/500] year flood plain.
