Description
X - U.S. GOVERNMENT SEEKS EXPRESSIONS OF INTEREST FOR A LEASE REQUIREMENT OF APPROXIMATELY 15,000 RENTABLE SQUARE FEET (YIELDING AT LEAST 15,000 USABLE SQUARE FEET) OF LIGHT INDUSTRIAL SPACE IN CHELSEA, MASSACHUSETTS. DESCRIPTION: The United States Government currently occupies office and related space in a building under lease in Chelsea, MA that will be expiring. The Government is seeking to lease approximately 15,000 contiguous rentable square feet of light industrial and related space. The rentable space must yield a minimum of 15,000 contiguous square feet. The lease term requirement is for 10 years. The space must be available for occupancy by 8/1/2011. The delineated area is: North: Routes 3/16 to Route 93 to Route 16 East: Route 1A South: I-90 West: Route 2A Other applicable requirements include: • Automatic overhead roll-up door with a minimum measurement of 18' high by 14' wide with access at the street level. • Access to space 24 hours per day, 7 days per week. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Date of space availability. • Method of rentable space measurement. • Building ownership information. • Energy efficiency and renewable energy features existing within the building. • List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA).
