Description
U.S. GOVERNMENT WANTS TO LEASE OFFICE SPACE IN OKLAHOMA CITY, OKLAHOMA (SFO #9OK2008) REQUIREMENT: The General Services Administration is interested in leasing approximately 54,178 rentable square feet, which will yield 47,111 ANSI/BOMA office area (ABOA) square feet of office and related space. LEASE TERM: 15 years total; 10 years firm term. UNIQUE REQUIREMENTS: Contiguous space located on one level without being split by a corridor is preferred. The Government may consider non-contiguous space provided a minimum of 6,000 ABOA square feet are provided on the first floor with secure access to the remaining space. Space must have potential for an efficient layout. Space should be located in a professional office setting. Space shall not be located adjacent to, or within close proximity to residential areas, educational facilities, religious facilities, and/or retail facilities. A twenty (20) foot setback is required from the face of the building's exterior to the protected/defended perimeter. The Government requires a fully serviced lease including 71 on-site secured surface parking spaces. The parking requirements stated above are in addition to onsite visitor parking. The Government requires building access and in-suite services on a 24 hour, 7 day a week basis. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. Subleases will not be considered. Space must be fully handicapped accessible. LOCATION: Offered properties must be located within the following boundaries in Oklahoma City, Oklahoma: NORTH: From the intersection of Northwest Expressway and John Kilpatrick Turnpike in an easterly direction to the intersection of John Kilpatrick Turnpike and I-35. EAST: From the intersection of John Kilpatrick Turnpike and I-35 in a southbound direction to the intersection of I-35 and I-240 SOUTH: From the intersection of I-35 and I-240/I-40 in a westbound direction to the intersection of I-40 and John Kilpatrick Turnpike. WEST: From the intersection of I-40 and John Kilpatrick Turnpike in a northbound direction to the intersection of John Kilpatrick Turnpike and Northwest Expressway. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1)Building name and address. 2)One-eighth inch scale drawing of space offered. 3)Square footage offered. 4)Method of measurement used to determine rentable square feet. 5)Name, address, and telephone number of individual to be contacted 6)Evidence of authority to represent the owner.
