Description
UNITED STATES GOVERNMENT Seeks Expressions of Interest to Lease Warehouse Space in Forestville, MD The United States Government ("GSA" or the "Government") and its contractor currently occupy approximately 27,926 BOMA rentable square feet (BRSF) of warehouse space at 8050 Cryden Way in Forestville, MD; this lease will be expiring. The Government seeks to lease warehouse space consisting of approximately 27,926 contiguous BRSF. The proposed term is ten (10) years firm. The estimated occupancy date is June 30, 2011. The Government will consider relocation if it is determined to be economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as other costs likely to be incurred through locating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. MINIMUM REQUIREMENTS The requirement is for warehouse space located within the following delineated boundaries: - North - John Hanson Highway (Route 50) - East - Interstate 495 and Pennsylvania Avenue (Route 4) - South - Suitland Parkway along Forestville Road to Pennsylvania Avenue (Route 4) - West - Southern Avenue, SE to Eastern Avenue NE and Anacostia Freeway (Highway 295) Spaces fronting both sides of perimeter streets of the delineated area will be considered. The following are a list of minimum space requirements 11' minimum clear height for approximately 14,823 BRSF of warehouse space 8' minimum clear height for approximately 13,103 BRSF of warehouse space 25' column spacing Climate controlled (heating and air conditioning) 60 amp / 240 volt industrial power source Minimum one (1) drive-up loading dock Minimum one (1) overhead drive-in delivery bay with a minimum clear height of 11 feet The space will be approximately 10% office Subleases are not acceptable. Space should not be located within the 100-year flood plain. EXPRESSIONS OF INTEREST SUBMISSIONS Expressions of interest must be submitted in writing and should include the following information at a minimum (this is not an invitation for bids or a request for proposals): Building name/address and age. Location of space in the building and date of availability. One-eighth inch scale drawing of space offered. ANSI/BOMA defined general office usable square feet ("USF"). Rentable Square Feet ("RSF") offered and rental rate per usable square foot, specifying included services, utilities, and tenant improvement allowance of $8.42 / ANSI BOMA office area SF, meeting GSA's standard building shell requirements. Common Area Factor used to determine the RSF. Location and number of parking spaces available to the Government and cost, if any. Date building will be ready for commencement of tenant improvements. Name, address, telephone number, and email address of authorized contact. AUTHORIZED CONTACTS : GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA or their authorized representative, Jones Lang LaSalle Americas, Inc.
