- U.S. GOVERNMENT SEEKS RETAIL SPACE, HARLINGEN, TX The United States Government seeks to lease from 3,668 to approximately 4,252 Rentable Square Feet of commercial retail space for use as an Armed Forces Career Center office. The parking load is a minimum of sixteen (16) on-site parking spaces. There is a 5-year lease term requirement. The space must be built out to design specs and ready for occupancy no later than May 31, 2011. The preferred area is South of US83/W. Harrison Ave, West of S. Commerce St, North of W. Lincoln Ave, East of S. Palm Court or in adjacent neighborhoods to these boundaries. The Government will use the information it receives in response to this advertisement as a basis to determine a competitive set of properties to whom a Solicitation For Offers (SFO) shall be issued to elicit a fair and open market competition for the lease award. In making this decision, the Government will consider, among other things, the costs of: rent, NNN expenses, tenant improvement allowance, area and building security and the characteristics of the competing properties: public visibility, energy efficiency, building design features, convenience of vehicular access, signage availability, building amenities, services and other appropriate considerations. Space must meet the Federal Government's standards for fire safety; seismic; accessibility; security; and must not be located within a 100-year floodplain. At minimum, the requirements listed above must be met to be considered as a possible alternative space. Rentable square feet to be offered and the expected rental rate, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. •3. 3. Date of space availability. •4. 4. Building ownership information. •5. 5. Amount and type of parking available on-site. •6. 6. Energy efficiency and renewable energy features existing within the building. •7. 7. LIst of building services provided. The Government's decision will be based, in part, on information received in response to this advertisement. In the event that a potential Offeror fails to provide specific expected rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government's requirements.
