Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: TX City: Brownsville Delineated Area: City Limits of Brownville, TX Minimum Sq. Ft. (ABOA): 694 Minimum Sq. Ft. (RSF): 816 Space Type: Office Parking Spaces (Total): 4 Full Term: 10 Firm Term: 5 Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. The Government is seeking to lease approximately 816 contiguous rentable square feet. The rentable space must yield a minimum of 694 contiguous ANSI/BOMA Office area square feet. The Government will require four (4) surface parking spaces. The proposed space must be located within the city limits of Brownsville, TX. The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than November 1, 2010. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost/benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. The Government's decision regarding whether or not to relocate will be based, in part, on information received in response to this advertisement.
