Description
The United States Government seeks to lease approximately 2,379 ANSI/BOMA Office Area square feet of contiguous office space in Nashville, TN. The lease term is for ten (10) years, five (5) years firm and should be fully serviced. Space should be Class A, professional quality office space. The space must meet the Federal Government's standards for fire safety and handicapped accessibility and be located outside a 100-year floodplain. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required. Covered p arking is required for three (3) vehicles. The space must be located within the area delineated by the following boundaries: •o North: River •o South: Wilson Pike Circle to I - of McGavock Rd. and Granny White Pike •o East: I-65 •o West: I - of McGavock Rd. and Granny White Pike to I-440/40 to Ed Temple Blvd. to River The following criteria shall apply to all space considered by the Government: The space should not be located within the immediate vicinity of railroad tracks. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, October 29, 2010. All expressions of interest should be in writing and include building name and address, location of space in the building, and rentable square feet offered. Please reference Project No. 0TN2030. Please submit your expression of interest to the primary point of contact, Alexandra Chagares Jones Lang LaSalle Americas, Inc. 1801 K Street, NW Suite 1000 Washington, DC 20006 Expressions of Interest must include the following information: Building name and address and location of the available space within the building. Rentable square feet available and expected rental rate per rentable square foot, fully serviced. ANSI/BOMA warehouse area square feet (OASF) to be offered and expected rental rate per OASF, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability. Method of rentable space measurement. Building ownership information. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). Energy efficiency and renewable energy features existing within the building. List of building services provided.
