- Description
- The United States Government is seeking a full-service office lease and related space consisting of approximately 6,125 rentable square feet. Rentable square feet must yield a minimum of 5,326 ANSI/BOMA usable square feet to a maximum of 5,592 ANSI/BOMA usable square feet, available for use by Tenant for personnel, furnishings and equipment. Street-level, contiguous space is preferred. LOCATION: Delineated area is as follows West: Water Street to 12 th Street to Elm Street to Watson Lane North: Watson Lane to US 60 East: US 60 to Green Street to Washington Street South: Washington Street to Water Street REQUIRED: All services, supplies, utilities, partitioning and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Space shall not be located within the 100-year flood plain. Subleases are not accepted. Location must not be located within the immediate vicinity of railroad tracks. Surface parking within two (2) blocks is required for 31 vehicles. The space provided cannot have a length to width ratio greater than 2 to 1 and columns must be at least 20 feet from any interior wall and from each other, and be no more than two (2) feet square. TERM: The proposed lease shall be for ten (10) years, five (5) years firm, with the Government having cancellation rights after five (5) years.
