- Description
- The government is interested in expressions of interest for the availability of approximately 31,000 Rentable Square Feet of office space for a term of Ten years, Five years firm, contiguous on one single floor in Detroit, MI prior to solicitation for offers. The Government may further develop its requirements as a result of the information received as a result of expressions of interest from property owners. The Government's space must be contiguous on one single floor, in a building classified as A or B in the Detroit office market, and capable of meeting Government Fire and Life Safety and layout requirements for office and assembly space. Amenities such as a fitness center and inexpensive dining facilities within 1/4 mile of the Premises will be necessary. Proposed offerors should show the availability of child day care facilities within a five mile radius. Access to public transportation within 1/4 mile is necessary as well as proximity to bicycle paths and health facilities. The space will require build out of private office space, and high-tech computer training/conference and classroom space, with the cost of the installation of Tenant Improvements to be amortized over the five year firm term of the lease. The space will include a server room with an uninterruptible power source and back up generator capacity for the servers will be required. Please note if generator capacity exists to serve the premises. A minimum of 26,373 SF of ANSI/BOMA office space (USF), contiguous on one single floor, will be required for a Ten Year, Five Year firm lease term. Surface parking for 120 employee and visitor automobiles must be provided at no cost to the Government within 1/4 mile of the space. The Government will require a full service lease with lessor providing all services, including utilities, general maintenance, and cleaning required for the space. The space may be delivered in one of two ways: I. Approximately 15,500 USF to be delivered on or about April 1, 2011, and approximately 10,873 USF to be delivered on or about September 1, 2012, or II. Delivery of the entire 26,373 USF requirement on or about October 1, 2011. Other requirements will be outlined at a later date. The space should be within the delineated area shown below: West: Michigan Route 10 (3 rd Street to Detroit River) North: I- 75 South: Detroit River East: From the intersection of I-75 and I-375 West to St. Aubin Street, South to Jefferson Ave., West to Douglas MacArthur Bridge, South to Detroit River Interested property owners with available space that will meet the requirement should submit a letter outlining space(s) that can meet the Government's requirements, with the asking rental rate, and tenant improvement allowance to be provided no later than October 28, 2010 to: Mark A. Brokers representing a property must also provide a letter from the property owner authorizing the broker to present the property on behalf of the owner.
