- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: COLORADO City: DENVER Delineated Area: NORTH BOUNDARY: W. COLFAX AVE SOUTH BOUNDARY: W MISSISSIPPI AVE TO ALAMEDA EAST BOUNDARY: WADSWORTH BLVD WEST BOUNDARY: I-70 & C-470 Minimum Sq. Ft. (ABOA): 3,950 ABOA Maximum Sq. Ft. (ABOA): 4,050 ABOA Space Type: OFFICE Parking Spaces (Total): 20 Parking Spaces (Surface): 19 Parking Spaces (Structured): Parking Spaces (Reserved): 1 Full Term: 10 Firm Term: 5 Option Term: Additional Requirements: Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the [100/500] year flood plain. Expressions of Interest Due: THURSDAY OCTOBER 7TH, 2010 Market Survey (Estimated): 11/5/2010 Offers Due: 12/7/2010 Occupancy (Estimated): JANUARY 1ST 2012 Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name and address • Legal property description, recent survey, and property identification numbers (PIN) • Location of space in the building and the date it will be available • One-eighth inch scale drawing of space offered • ANSI/BOMA defined office area/useable square feet (USF) • Rentable Square Feet (RSF) offered and the rental rate per square foot, specifying services, utilities, and tenant improvement allowance included • Common Area Factor used to determine the RSF • Name, address, telephone number, and email address of the authorized contact In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission is required. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership.
