Description
The United States Government seeks to lease modern contiguous office space in Louisville, KY. The space offered should consist of approximately 9,671 Rentable Square Feet in Louisville, KY. The space must yield 8,410 ANSI/BOMA Office Area Square Feet. · Office space must be Class A or of modern construction; · For space above 1 st floor, elevator service shall consist of a minimum of two (2) accessible elevators to the proposed space; · All space must be contiguous on one floor; · Public transportation must be available within 600 feet (or a two block radius, whichever is less) of the building entrance of the offered space; · A minimum of Twenty-eight (28) reserved parking spaces secured by fencing with gated access are required adjacent to the premises ; · A minimum allocation for the user of 20 customer parking spaces are required on-site; · The proposed space must be ready for occupancy no later than June 1, 2012;; · The building must meet or be capable of meeting Government requirements for Security, Fire Safety and Handicapped Accessibility; · The building must be located outside of any 100-year floodplain; · All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. THIS IS A FULL SERVICE LEASE · The proposed space must be located within the following delineated area: NORTH: W Broadway SOUTH: Crums Lane EAST: 22 nd Street South to Wilson then east to Dixie Hwy then south to Crums Lane WEST: I-264 See map attachment to this FBO advertisement The proposed lease term is for FIFTEEN (15) years, TEN (10) years firm. Subleases are not acceptable. Additional special requirements apply and will be addressed in the market survey and the subsequent solicitation for offers. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, AmeriVet Real Estate Services, Inc., a small business partner with CB Richard Ellis for the GSA National Broker Contractor. Interested parties are to contact the broker and may submit pertinent information no later than 5:00pm EST on October 25, 2010 to the GSA's representative, Robert L Moody, AmeriVet Real Estate Services, Inc.
