Description
This readvertisement makes changes to aspects of the Special Requirements and the the delineated area. All interested parties that responded to the original ad are requested to respond again to this ad. U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 18,004 RSF (YIELDING AT LEAST 15,655 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE AND 2 RESERVED PARKING SPACES WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. The space must meet requirements for Fire/Life Safety, handicapped access in accordance with ADA / ABAAS guidelines, and those requirements to be set forth in the "Solicitation for Offers" (SFO) to be issued for this lease action. Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. If space is not available on the first floor then space shall be served by a minimum of two elevator cabs. Space shall be ready for occupancy no later than September 1, 2011. LEASE TERM: Ten (10) years, five (5) years firm. SPECIAL REQUIREMENTS: • Properties offered shall not be within the 100 year flood plain • Space must be contiguous on no more than two floors • If space is split between two floors, the smallest block of space shall be no less than 6,000 BOASF • If space is split between two floors the Government shall require a secure dumbwaiter assembly between floors measuring approximately 3' by 3' clear (9 SF). • In addition to the 2 on-site parking spaces as noted above, 55 parking spaces must be available within a ½ mile walking distance DELINEATED AREA: Within Stamford, CT as further delineated by the following requirement: • Offered buildings must be within a 1.5 mile radius of the Stamford Metro-North station. • Buildings further than a 0.6 mile radius from the Stamford Metro-North station but not further than a 1.5 mile radius from this station shall be required to provide shuttle service to the Stamford Metro-North station (details to be provided at a later date). INFORMATION REQUIRED: EXPRESSIONS OF INTEREST SHOULD BE MADE TO THE AUTHORIZED CONTACTS NOTED BELOW NO LATER THAN OCTOBER 1, 2010. PRIOR TO ANY SITE VISIT TO THE OFFERED SPACE, THE OFFEROR MUST SUBMIT IN WRITING THE FOLLOWING MINIMUM INFORMATION *: 1) Building name and address, and location of space within the building. 2) Scaled Floor Plan of space to be offered with location designated. 3) ANSI/BOMA defined Office Area Square Feet available/to be offered. 4) Rentable Square Feet (RSF) available/to be offered. 5) Common Area Factor used to determine the Rentable Square Feet. 6) Rental Rate per RSF with inclusions (i.e. Utilities, janitorial, etc). 7) Proposed Tenant build-out allowance to be provided. 8) Date of Occupancy Availability for space to be offered. 9) Number of parking spaces included with offered space and available onsite. 10) Name, address, telephone, and email address of individual to be contacted. 11) Distance to the Stamford Metro-North station *additional information may be required by the Authorized contact prior to visit. AUTHORIZED PARTICIPANTS: Submission by other than the Owner of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where an Agent/Broker is representing more than one Owner's property, the Agent/Broker must provide a written statement signed by each Owner acknowledging that they are aware the Agent represents multiple Offerors. Agents/Brokers are hereby notified that they may only participate in negotiations on behalf of one owner.
