- Type of Space: Office, storage, and special type space. The space will be used to house the Department of Homeland Security, Citizen & Immigration Services (CIS). Requirement: General Services Administration is seeking to lease approximately 37,949 rsf of fully serviced office and related space in San Antonio, Texas. The Government is seeking alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost benefit analysis and to determine whether it is advantageous to compete the lease requirement or pursue a sole source justification to remain at the current location. In making this determination, the Government will consider, among other things, the availability of alternate space that can satisfy the Government's requirement's, as well as costs likely to be incurred through relocating, such as physical moving costs, replication of tenant improvement's, telecommunications infrastructure, and non-productive agency downtime. The office and special space must be located within the following boundaries: North - Loop 1604 between Blanco and U.S. Hwy 281; Hwy 281 to Thousand Oaks to Schertz Road to Weidner Road to Randolph Blvd to O'Connor - Miller Road. East - Gibbs Sprawl Road. South - Basse Road - Tuxedo Avenue between Blanco and Broadway; Broadway to U.S. Hwy 81 to Walzem Road to Gibbs Sprawl Road. West - Blanco Road The Government desires a 10 year lease term with a 5 year firm lease term. Occupancy is required to be on or before 5/01/2012. Expressions of Interest should include the following: 1. Building name/site and address 2. Rentable square feet and rentable rate per square foot 3. Common Area Factor for available space by floor on a single and multiple tenancy basis 4. Offeror's name, address, phone number 5. Responses by other than the property owner must include written permission of the owner to offer the space.
