Description
10 year/5 year firm lease for the DEA. U.S. GOVERNMENT SEEKS TO COMPETE AGAINST EXISITING LOCATION 20,306 RENTABLE SQUARE FEET OF OFFICE SPACE IN CARLSBAD, CA REQUIREMENT: The United States Government is seeking to lease office and related space consisting of approximately 20,306 rentable square feet for the use by the Drug Enforcement Administration (DEA) in Carlsbad, CA. AREA OF CONSIDERATION: Northern boundary- State Road 78 Southern boundary- Palomar Airport Road Eastern boundary- South Melrose Drive Western boundary- State Road 5 SQUARE FOOTAGE: The total space must yield a minimum of 17,657 ANSI/BOMA square feet to a maximum of 18,540 ANSI/BOMA square feet for approximately 20,306 RSF. The Government also requires sixty (60) structured parking spaces on site or parking that shall meet current local parking code requirements, which ever is greater, of which 60 will need to be at no cost, or at reasonable commercial rate. TERM: The anticipated term is ten (10) years, five (5) years firm as a fully serviced lease. The estimated occupancy date is 11/14/2011 BUILDINGS REQUIREMENT: The potential office space should be located above the ground floor of the building and not on the top floor of the building. The building identified should have r egularly scheduled public transportation and/or employee parking within 2 - 3 blocks sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive moderately priced fast food and/or eat-in restaurants within one mile, and other amenities such as retail shops, cleaners, banks, etc. should be available within one mile. Above ground floor and not on top floor The building must be located in a professional surrounding and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. The Government requires sufficient parking for privately owned vehicles and visitor parking. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA-PBS, State, and local codes and regulations including but not limited to fire and life safety, free of asbestos, accessibility ( Architectural Barriers Act Accessibility Standard (ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, seismic protection, and not located in a flood plain. The property should not have any easements or right of way encumbering the property that break up the buildable area; portions subject to an easement or right of way will not be counted in the buildable area. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum: •* Building name/address •* Location of space in the building and date it will be available •* Drawing of space offered •* Rentable Square Feet (RSF) offered •* Common Area Factor used to determine the RSF •* Name, address, telephone number, and email address of authorized contact AUTHORIZED CONTACTS: In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA).
