Description
REQUIREMENT : The United States Government is seeking to lease approximately 50,000 to 52,000 ANSI/BOMA Rentable Square Feet (BRSF) of office and related space within the below specified delineated area in Washington, DC. The requested rentable square feet must be contiguous in a single building and yield a minimum of 45,000 ANSI/BOMA Office Area square feet. Twelve (12) parking spaces for official Government vehicles must be made available to the tenant. The Government seeks a full-service lease for a period of ten (10) years. The Government intends to use this information from prospective sources to issue a Solicitation for Offers. LOCATION : All properties submitted to the Government must be located within the Delineated Area for Washington, DC bounded by: Pennsylvania Avenue, NW to the north, 23 rd Street, NW to the west, 17 th Street, NW to the east, and Constitution Avenue, NW to the south. LEASE TERM : Ten (10) years EXPRESSIONS OF INTEREST MUST BE RECEIVED IN WRITING NO LATER THAN SEPTEMBER 13, 2010 AT 5:00 PM (EST) AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name & address; 2) Contact information and E-mail address of Lessor's Representative; 3) BOMA rentable & usable SF available (identifying the specific floors and square footage on each (with Common Area Factor); 4) Asking rental rate range per RSF (based on GSA Warm Lit Shell). There will be $45.59/BOMA Office Area Square Foot of Tenant Improvement Allowance included in the rent under this procurement. 5) Date building will be ready for commencement of tenant improvements; 6) Scaled as-build floor plans of the specific space offered, if available. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current applicable federal, state, and local building codes and regulations, including, but not limited to, fire and life safety, accessibility, OSHA, and seismic protection. Offered space shall not be located in the 100 year flood plain. AUTHORIZED CONTACTS : The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall the Offeror enter into negotiations or discussions concerning this space requirement with any Federal Agency other than the officers and employees of GSA or their authorized representative, Studley, Inc. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
