Description
The United States Government is seeking an existing facility in El Segundo, California for the Social Security Administration. Location is sought in a prime commercial office land area with attractive, prestigious, professional surroundings. First-floor, contiguous space is most desirable with convenient accessibility to public and private transportation. The space should be comprised of approximately 4,533 rentable square feet yielding a minimum of 3,942 ANSI/BOMA Office Area (ABOA) square feet. Proposed space should also include 4 to 26 reserved on-site parking spots. The lease must be fully serviced including all utilities, janitorial and grounds maintenance services. Existing buildings offered would ideally meet or be capable of meeting all of the following criteria: • Space must be available for occupancy no later than 1/4/2012 • Lease term of 10 years (8 years firm) • Shall be located not more than the equivalent of two city blocks from a primary or secondary street. • The space should not be more than twice as long as it is wide, and should have open areas where columns and other obstructions do not hinder the development of efficient space layouts and office workflow. • First floor or upper floor contiguous space (on one floor) with a minimum of two accessible elevators. One accessible elevator may serve as a freight elevator. • Facilities shall be cleaned between the hours of 7:00 am and 5:30 pm. • Parking must be paved, striped and graded for proper drainage. This parking must be lighted and shall be located on-site. PLEASE NO INQUIRIES FROM BROKERS/AGENTS WISHING TO REPRESENT THE GOVERNMENT.
