Description
The United States Government seeks to lease office and related support space consisting of approximately 17,064 rentable square feet in Tucson, Arizona. The space should yield a minimum of 14,838 ANSI/BOMA usable square feet in one contiguous block of space, uninterrupted by public corridor or other common areas. Space on a single level is preferred. Four (4) controlled/assigned parking spaces must be available on-site for government vehicles. In addition, eighty-one (81) public parking spaces should be available within 660 linear feet of the space offered. Satisfactory public transportation (bus and/or light rail) must be available within 1,500 linear feet of the space offered. A loading dock or similar type area with at least a 6'0" x 6'8" opening must be available with the offered space for the receipt and pick-up of pallet sized loads. The dock area and adjacent truck loading/unloading area can be at the same grade as the space offered. Building must maintain a twenty (20) foot setback from any public vehicular area. If setback can not be achieved, other approved security measures may be permitted if approved by the Government. At a minimum this project shall obtain LEED Silver certification for Commercial Interiors. (LEED-CI). The proposed space must be located within the following delineated area: North : Speedway Blvd South : Valencia Rd East : Craycroft Road West : Mission Road to Grande Ave Space shall be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks shall be well maintained. The parking to square foot ratio available on site shall at least meet current local code requirements, and adequate commercially available parking to satisfy commuting needs of employees and visitors shall be available within 660 walkable feet from the entrance to the offered building. Public transportation shall be available within 660 walkable feet from the entrance to the offered building. A variety of inexpensive and moderately priced fast food or eat-in restaurants shall be located within the immediate vicinity of the building, but generally not exceeding a walkable 1/2 mile; other employee services, such as retail shops, cleaners, banks, etc., shall be located within the immediate vicinity of the building, but generally not to exceed a walkable 1/2 mile. The proposed lease is for fifteen (15) years, ten (10) years firm, and should be fully serviced. Occupancy is required on or before October 31, 2011. The offered space must meet Government requirements for Fire, Life-safety, Handicapped Accessibility. Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): Building name/address Legal property description, recent survey, and property identification numbers (PIN). Location of space in the building and date it will be available. One-eighth inch scale drawing of space offered. ANSI/BOMA defined office area/useable square feet (USF). Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. Common Area Factor used to determine the RSF. Name, address, telephone number, and email address of authorized contact. In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission Interested parties may submit pertinent information by the close of business (5 PM MST) on Wednesday, September 1, 2010.
