UNITED STATES GOVERNMENT Seeks Leased Office Space Lawrenceburg, TN Delineated Area Revised The United States Government seeks to lease office space of approximately 6,260 Rentable Square Feet (RSF) yielding 5,444 Usable Square Feet (USF) in Lawrenceburg, TN, within the following Delineated Area: North: Beginning at NW corner of Hwy 242 (Buffalo Rd) and Tripp Rd; proceed E. on Tripp Rd then N. on Mt. Arrat Rd, then E. on W.O. The proposed lease term is for ten (10) years, five (5) years firm. Contiguous space on one floor is required. First floor is preferred. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space should not be located near schools, railroad tracks, in an industrial area, etc. All services, utilities and tenant improvements must be provided as part of the rental consideration. The overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. A minimum of 37 surface parking spaces are required. Space must be ready for occupancy no later than November 1, 2011. If public transportation is available in the delineated area, the site offered must be on the public transportation route. All expressions of interest by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Sub-leases are not acceptable.
