- UNITED STATES GOVERNMENT Seeks Leased Office Space Vancouver, WA REQUIREMENT: The United States Government seeks to lease Office Space consisting of approximately 14,750 rentable square feet to yield between 12,826 to 13,467 BOMA usable square feet and must be contiguous in Vancouver, WA within the following delineated area: North: NE Minnehaha Street to NE 63rd Street South: E Mill Plain Boulevard to I-5 to Columbia River East: I-205 West: NE St. Johns Road to 4th Plain Boulevard to Lincoln Avenue Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type building. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space on the ground floor is preferred. Other than first floor space must have a minimum of two accessible elevators. The offered space must meet Government requirements for security, fire safety, handicapped accessibility and be situated in a building outside a 100-year floodplain. Occupancy is desired for November 1, 2012. LEASE TERM: The proposed lease is for 15 years, 10 years firm and will be fully serviced. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address. • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF). • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Common Area Factor used to determine the RSF. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Jones Lang LaSalle Estate Services.
