Description
Delineated Area Map REQUIREMENT: The General Services Administration is interested in leasing approximately 8,919 rentable square feet, which will yield a minimum of 7,755 ANSI/BOMA office area square and a maximum of 8,142 ANSI/BOMA office area square feet of office and related space. The space will be occupied by Department of Homeland Security (DHS) - Immigrations and Customs Enforcement (ICE). LEASE TERM: 10 years; 5 years firm term. UNIQUE REQUIREMENTS: Space offered must be contiguous and located on one level without being split by a corridor. Space must have potential for an efficient layout. Space should be located in a professional office setting. Space shall not be located within close proximity to residential areas, schools, parks or churches. The Government requires a fully serviced lease including a total of eleven (11) on-site secured surface parking spaces. The parking requirements stated above are in addition to onsite visitor parking. The Government requires building access and in-suite services on a 24 hour, 7 day a week basis. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. Subleases will not be considered. Space must be fully handicapped accessible and compliant with ABAAS standards. Occupancy is required by September 12, 2012. LOCATION: Offered properties must be located in the Fayetteville, Bentonville, Rogers or Springdale area of Arkansas within the area bounded by the following streets: Northern Boundary: From the intersection of SW 1st Street (County Hwy 582) and AR Hwy 102 (SW 14th Street) and in the easterly direction to the intersection of US 62 (W. Hudson Rd.) and AR Hwy 265/94 (N. 8th Street). Eastern Boundary: From the intersection of US 62 (W. Hudson Road) and AR Hwy 265/94 (N 8th Street) southbound to the intersection of AR Hwy 180 and West 6th Street/AR Hwy 180 in Fayetteville. Southern Boundary: From the intersection of AR Hwy 180 and West 6th Street westbound (MLK Jr. Blvd) to the intersection of MLK Jr. Blvd. (AR Hwy 180) and I-540. Western Boundary: From the intersection of I-540/US 71 (Fulbright Expy) and MLK Jr. Blvd (AR Hwy 180) northbound on I-540/AR 62/71 to W. Mt. Comfort Road and onto Deane Solomon Road/Co. Rd. 890 northbound to AR Hwy 112 (Howard Nickel Road/S. Maestri Road) continuing northbound on AR Hwy 112 to SW 14th Street in Bentonville. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
