Description
DEPARTMENT OF VETERANS AFFAIRS (VA) DESIRES TO ACQUIRE AN ASSIGNABLE PURCHASE OPTION FOR 9 TO 12 ACRES OF LAND FOR CONSTRUCTION OF A LEASED OUTPATIENT CLINIC / OR THE LEASE OF AN EXISTING BUILDING IN ATLANTA, GEORGIA The VA desires to acquire an assignable site option for approximately nine (9) to twelve (12) acres land for construction of a leased Outpatient Clinic, OR, the lease of an existing 53,900 net usable (approximately 72,765 rentable) square foot building in Atlanta, Georgia. Both alternatives must be able to offer an on-site parking lot capable of accommodating between 431 regular sized parking spaces and the number of spaces required by local code. A minimum of 10% of these spaces shall be ADA accessible. A lease term of up to 20 years will be required. Only land sites or existing buildings that can meet VA ™s minimum requirements will be considered. Special consideration will be given for sites/buildings that are located in close proximity to public transportation, amenities, major highways and existing hospitals offering ICU services. Neighborhood appeal and security will be important selective factors. To be considered, offered property must be located within the following delineated area: North:South side of Chamblee Tucker Road / Mercer University Drive / NE on Henderson Drive to I-285 West:East side of Boulevard Way/ Monroe Drive / Piedmont Avenue NE to I-85 South:North side of Memorial Drive East:West side of I-285 EXPRESSIONS OF INTEREST: Brokers or legal representatives submitting property must show written acknowledgement and permission from the ownership to represent the property for this submission. Property owners and developers must provide written proof of ownership or unconditioned control of the property at the time of submission of initial offers. In addition to documentation of ownership, the following documents are also required: Submissions of land should include property address; location map; topographical map, if possible; current and/or proposed zoning and local ordinance maps; aerial photos, graphic and legal descriptions; covenants, easements and restriction declarations; environmental or other assessments; availability of utilities and services; demographic summary or market profile report; bus and rail transportation maps; plus evidence that the site is outside the 100-year flood plain and contains no wetlands. For existing buildings, current and/or proposed zoning and local ordinance maps are required along with site and floor plans. Please also indicate age of building and provide bus and rail transportation maps; plus evidence that the site is outside the 100-year flood plain and contains no wetlands. Offeror will be required to submit seismic certification and a LEED status report before the government calls for Final Proposals. A market survey of acceptable properties will be conducted by VA staff and broker consultant.
