Description
REQUIREMENT: The United States Government currently occupies office and related space in a building under lease in Placerville, California, that will be expiring. The Government is seeking to lease approximately 8,622 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 7,497 contiguous ANSI/BOMA office area (ABOA) square feet The delineated area is : North: Green Valley Road to Placerville Drive, Placerville Drive to Ray Lawyer Drive to Highway 50 at Forni Road East: Highway 50 at Forni Road, Forni Road to Golden Center Drive to Missouri Flat Road South: Missouri Flat Road to Highway 50, Highway 50 to El Dorado Road West: El Dorado Road at Highway 50 to Green Valley Road Other applicable requirements include: § 4 on-site, reserved parking spaces. § Buildings offered must be of modern design, substantial construction, in professional well-maintained surroundings, and must be altered to meet the Government's specifications. § Proximity to employee services, such as moderately priced restaurants, banks, and public transportation within ¼ mile. § Sites within a floodplain will not be considered. § The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABAAS) Requirements.. § Occupancy is targeted for May 06, 2011. § Lease term is fifteen (15) years, 10 years firm, fully serviced. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Include whether expected rental rate includes the cost of the required Government parking, if any; - Energy efficiency and renewable energy features existing within the building; and - List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
