Description
REQUIREMENT: The General Services Administration (GSA) on behalf of the Social Security Administration seeks to lease approximately 19,160 rentable square feet (r.s.f) which shall yield a minimum of 16,661 ANSI/BOMA square feet (previously usable) with 2 parking spaces for its Office of Disability Adjudication Review (ODAR) office. The office space should exhibit the following features: (1) The ODAR office can be located on any floor of a building above street level for reasons of security, quality of hearing records, etc., as long as it is accessible to the disabled. (2) Elevator service is to consist of a minimum of two accessible elevators that serve the office. One of these elevators may serve as a freight elevator. (3) Interior lobby space must provide access for wheelchair traffic. (4) All space must be contiguous on one floor with the exception of the storage/mail room, training/multi-purpose room, or both that may be separated from the primary space by a public corridor. (5) The space should not be more than twice as long as it is wide, and should have open areas where columns and other obstructions do not hinder the development of efficient space layouts and office workflow. Columns must be at least 20 feet from any interior wall and from each other, and be no more than 2 feet square. (6) The GSA is seeking a fully serviced lease DELINEATED AREA: The site should be located inside the San Jose Central Business Area (CBA) within the area bounded by: NORTH: Montague Expressway WEST: Montague Expressway connecting to Bayshore Freeway connecting to Guadeloupe parkway (on the west) onto Route 87 SOUTH: Route 280 connecting to Route 101 (East) going North on Route 101 onto EAST: Route 880 back to Montague Expressway. LEASE TERM : 15 years, 10 years firm. The Government shall have the right to terminate the lease, entirely or in part, after the firm term 120 days written notice to the Lessor. OCCUPANCY : Occupancy is required no later than February 2012 STANDARDS CONDITIONS AND REQUIREMENTS: Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA-PBS, State, and local codes and regulations including but not limited to fire and life safety, contained asbestos, accessibility (Architectural Barriers Act Accessibility Standard(ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, seismic protection, and not located in a flood plain. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4. Common Area Factor (load factor) for available space.
