Description
REQUIREMENT: The USDA, Farm Service Agency Emanuel County Service Center in Swainsboro, Georgia, currently occupies office and related space in a building under lease in Swainsboro, Georgia, that will be expiring. The Government is seeking to lease approximately 2,625 contiguous, first class, high quality rentable square feet of office and related space together with 30 on-site paved parking spaces. The rentable space must yield a minimum of 2,500 contiguous ANSI/BOMA Office area (ABOA) square feet to a maximum of 2,625 ANSI/BOMA Office Area square feet of contiguous, first class, high quality office space. The lease term requirement is for ten (10) years. To be considered, the office location must be within theses boundaries to the North by GA Hwy 56, on the East by US Hwy 80, on the South by US Hwy 1, and on the West by US Hwy 80. Preference will be given to first floor space. The space must be available for occupancy on or before 12/31/2010. The government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. DELINEATED AREA: The area considered must be within an area bound on the North bound GA Hwy 56, on the East by US Hwy 80, on the South by US Hwy 1, and on the West by US Hwy 80. TERM: The term of the lease will be Ten (10) years. OCCUPANCY: Space should be ready for occupancy on or before December 31, 2010. OTHER: Submission by other than the owner or manager of a property must be accompanied by a letter for the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of the owner. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1.Building Name and Address, and location of space in the building. If build to suit site location. 2.Rentable Square feet offered and rate per rentable square foot (specifying service and utilities included) 3.ANSI/BOMA Usable Square Feet and the Common Area Factor. 4.Contact Information for Owner or Authorized Agent.
