Description
The United States Government seeks to lease Class A Office Space consisting of approximately 22,600 rentable square feet with sufficient parking spaces to meet the local code requirement. Space must be located within 2 blocks of public transportation and within 2 blocks from a primary street. Space must be located within a professional business area and within the following delineated area: Phoenix, AZ: North ‑ Indian School Road South ‑ Thomas Road East ‑ North 3 rd Street West ‑ North 3 rd Avenue The space should yield a minimum of 22,614 to a maximum of 23,745 BOMA usable square feet. The proposed lease is for 10 years, 5 years firm and should be fully serviced. The offered space must be contiguous and meet Government requirements for Fire Safety, and Architectural Barriers Act Accessibility Standards (ABAAS). Property located within a base floodplain (100 year flood plain) or wetland will not be considered. The building must be located in a prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of contemporary design and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. The location should provide convenient public transportation sufficient to cover commuting needs of customers and/or employees. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA/PBS, State, and local codes and regulations including but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Space must be ready for occupancy no later than July 1, 2011. ADDITIONAL REQUIREMENTS Professional Office Setting; Nearby amenities including banks, restaurants, and like facilities; Space shall be located not more than the equivalent of two city blocks from a primary street. A primary street must have scheduled public transportation in both directions, if a two-way street. Space shall be contiguous, located on one floor and above street level for security and acoustic reasons. It shall have a minimum of two accessible elevators. One accessible elevator may serve as a freight elevator. Configuration (space should be no more than twice as long as it is wide), size, number, and placement of columns (columns must be at least 20' from any interior wall and from each other, and be no more than 2' square). The offered building must be a modern office building. The offered building must be accessible to public transportation.
