Description
U.S. Government seeks to lease approximately 4,485 RSF (yielding approximately 3,750 to 3,900 ANSI/BOMA Office Area Square Feet) of office space within the specific delineated area described below. Seven (7) covered parking spaces are required. First preference of required parking is on-site; however, off-site, but within 2 city blocks and able to provide the secure drop off point (as outlined below), will be considered. The space must meet the requirements of Fire and Safety, plus provide handicap access in accordance with ABAAS guidelines. Space shall be Class A, located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and / or tasteful rehabilitation in modern use. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space cannot be located on the ground floor, on street level, or on the top floor of a building. Contiguous space on one floor is required and at least two (2) means of egress must be available. Space cannot be located within the same building as any DHS component or other law enforcement agency that utilize DHS employees in a task force. Additionally, the space cannot be located within the same building with any public defender's offices, defense probation or parole agencies, public aid offices, and medical facilities. Space must be located in close proximity to an elevator that can be isolated for secure transport of individuals who may be in the custody of government law enforcement personnel. The secure drop off point from a designated area where a government vehicle can be parked should have a path of travel from the vehicle to the office that minimizes contact with building tenants and visitors. The facility should offer a non-public entrance for discreet entry to the building. Space shall be able to accommodate additional floor load for safes. LEASE TERM: Ten (10) years, Five (5) years firm DELINEATED AREA: North: Goodell Street to Edward Street South: I-190 East: South Elmwood West: Michigan Avenue EXPRESSIONS OF INTEREST: All expressions of interest should be submitted in writing no later than August 13, 2010 and should include the following information: 1) Building name and address, and location of space in the building 2) Legal description 3) Drawing of space offered 4) ANSI/BOMA defined Office Area Square Feet 5) Rentable Square Offered 6) Percentage of Common Area Factor used to determine the Rentable Square Feet 7) Number of parking spaces available on the premises 8) Name, address, telephone number, and email address of individual to be contacted Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Jones Lang LaSalle.
