Description
Period of Performance: 60 Days (Not scheduled to start untill early Spring 2011). Contractor shall provide all necessary parts, labor, and equipment to perform the required painting and repairs to the Bay Model building, including the separate circular restroom building/pod. Painting, prep, and repairs shall include, but are not limited to the exterior stucco walls, exterior trim, and downspouts, and observation deck and bridge, and small deck with railings outside of the classroom. Restroom Building and Bridge deck Contractor will make any necessary repairs to wooden glue-lam beam and connections atop the restroom pod and bridge deck. Repairs will include replacing areas of split wood, and repairing the connections & plugs associated with the glue-lam. Stucco Contractor will remove, clean, and replace any damaged and/or cracked areas throughout the exterior with new stucco. This is to include caulking all of the expansion joints on the West side of the bldg, and as needed on the other 3 sides of the bldg. The stucco on the drain pipes will be repaired whereas needed. Window Sash and Trim Contractor will make all necessary repairs to restore the window sash and trim on the exterior of the Bay Model building. The repair will include removing all rotten, or severely weathered wood, sealing the cracks and voids, and installing new treated wood and caulking it in a manner proper for weatherproofing the building from moisture intrusion at the window opening.The front side (East side) of the bldg has aluminum frames around each window pane, wherein the paint has degraded, severely in some cases on the lower 9 feet of the structure. These aluminum frames, for the first 9 feet above the deck (including the bottom sill of the fourth sets of windows counting vertically) and across the entire East side of the bldg will need to be prepped, primered and repainted to match the existing color. This does not include the anodized metal structure supporting the windows (that is not to be painted). Painting: All surfaces to be painted shall be dry and free of all spent abrasive, oil, grease, foreign matter, etc. before the application of the first coat. All paint used will closely match the existing paint. Contractor will submit paint schedule, sample and color chips of all paints to be utilized. Bay Model exterior: Contractor will clean, prepare, and paint approximately36,840 SF. This represents the entire exterior of the Bay Model building, less window openings. This will include all doors, flashings, window trim, stucco, wood, concrete, or metal. The exterior will be pressure washed to remove all foreign matter prior to the application of paint. Any over-spraying/ painting on adjacent areas and/or windows will be removed completely. Anodized surfaces are not to be painted. All exterior lighting and its photo-cell controllers must also be protected from painting and overspray. The exterior of the building will be painted with a primer coat, followed by two finish coats. Traffic control will be required where painting is adjacent to a road. Wooden columns on front side of building: Contractor shall replace any rotted or severely weathered boards on each column, especially those near the tops of ea column that have been more exposed to UV sunlight. Prime each board before applying UV resistant finish coats Restroom and bridge deck: Contractor will thoroughly wash and clean all exterior wood siding surfaces of the restroom "pod" and bridge deck, including the inside stairwell walls and all wood located on the upper level except for the decking itself. All dirt, grime, mold, etc. will be removed in the cleaning process. Any loose, cracked, rotted, or broken boards on the siding of the overlook or bridge area are to be replaced. The wood will then be treated and coated with an approved primer to protect and seal the wood before top-coating. The metal exhaust vent on the east side of the restroom pod will be prepped and then treated with a rust preventative primer before top-coating. Classroom deck: Contractor will thoroughly wash and clean all deck boards, railings, and steps. Any loose, cracked, rotted, or damaged boards are to be replaced, before applying the stain to deck.
