Description
UNITED STATES GOVERNMENT Seeks Leased Office Space Jackson, Mississippi REQUIREMENT: The U.S. Government is seeking to lease 23,950 ANSI/BOMA office area square feet, approximately 27,543 rentable square feet, of contiguous office and related space in Jackson, Mississippi within the following delineated area: DELINEATED AREA: Starting at the intersection of I-55 and I-20 - •· East to Highway 475/Airport Road; •· North on Highway 475/Highway Road to Highway 25/Lakeland Drive; •· West on Highway 25/Lakeland Drive to Ridgewood Road; •· North on Ridgewood Road to Old Canton Road; •· North on Old Canton Road to Hoy Road; •· East on Hoy Road to North Old Canton Road; •· North on North Old Canton Road to Yandell Road; •· West on Yandell to Old Jackson Road; •· North on Old Jackson Road to Gluckstadt Road; •· West on Gluckstadt Road, across I-55 to Bozeman Road; •· South on Bozeman Road to Highland Colony Parkway; •· South on Highland Colony Parkway to I-220; •· South on I-220 to I-20; •· East on I-20 to intersection with I-55. REQUIRED: One hundred fifteen (115) secure parking spaces are required, in addition to twenty-five (25) surface parking spaces. All parking spaces must be on-site. The space must be able to accommodate office, storage and wareyard uses; in addition to being accessible by heavy equipment, buses and transports and must allow for placement of 1,000-gallon fuel storage tanks. Additionally, the site must have an acceptance and provision of hazardous material storage. Space must be located in an office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. The site must be located outside the 100-year flood plain. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government does not accept sub-leases. LEASE TERM: Term is for 15 years, 10 years firm, with the Government having cancellation privileges after 10 years.
