- Lease Space to the U.S. FEDERAL GOVERNMENT in Richmond, Virginia. Requirement: The Federal Government is interested in leasing approximately 33,338 square feet of rentable space. The rentable space shall yield 30,000 BOMA Office Area square feet of office and related space available for use by tenant for personnel, furnishings, and equipment. Space shall be existing Class "A" contiguous office space. The Government presently occupies 30,000 BOMA Office Area square feet of space at 600 East Broad Street in Richmond, Virginia. The Government is evaluating a Renewal Option and will consider relocation if economically advantageous to the Government. The Government will consider agency mission requirements, the cost of moving from the existing location, alterations, etc., when deciding whether it should relocate. Unique Requirements: Agency prefers 2 nd floor or higher space floor for security purposes. Location must be in close proximity to interstates, public transportation and other amenities. Federal tenant requires highly secure build-out in accordance with agency specifications. Some floor loading and supplemental HVAC requirements apply in selective areas. Area of Consideration: North: I-95 East: I-95 South: I-95 West: North Belvidere Street Lease Term/Occupancy: Ten years; five years firm, fully serviced. Space must be ready for occupancy no later than June 29, 2011. Expressions of interest shall be submitted to the below no later than August 4, 2010 and include the following: (1) Building Name and Address, (2) BOMA Office Area Square Feet and (3) BOMA Office Area Rate Per Square Foot.
