Description
1. PROJECT SCOPE The contactor shall provide all labor, materials and equipment required for the repair of exsisting bathroom, including fixtures, wall and floor tile, partitions, and lighting at Lackland Air Force Base. Building 1385 is the main Base Exchange retial store. The work is required to be performed by the contractor will be limited to main bathrooms located outside retial store. Work shall result in complete and fuctioning systems and shall consist of, but is not limited to, the following principal items: 1.1 PROJECT REQUIREMENTS: 1.1.1 DEMOLITION: 1.1.1.1 The contractor shall demo all florr and wall tile. Prior to tile removal an abestos, lead based paint survey must be completed to ensure none exist in work area. 1.1.1.2 The contractor shall demo exsisting plumbing fixtures, approx 12 lavatories, 5 urinals, and 10 water closets, counter tops and vanity mirrors. 1.1.1.3 The contractor Shall demo all floor mounted water closet partitions. 1.1.1.4 The contractor shall demo all existing (approx 23) lighting fixtures, Ballast type 32-W. Work may involve demo of associated electrical wiring and conduit. Demo should be limited on an as-needed basis. 1.1.1.5 The contractor shall demo all associated countertops and vanity mirror assemblies as required. 1.1.1.6 The contractor shall demo existing centrifugal roof moutned exhaust fan. (approx 1400 CFM belt driven). Exsisting exhaust ductwork will be salvaged for reuse. 1.1.2 NEW WORK Architectural 1.1.2.1 The contractor shall install new ceramiic specialty tiles, 4 ¼"x4 ¼ x 1/2 " (flooring and walls, approx 4500 sf) with decorative finish. Tile color and design must be approved and meet Lackland AFB architectural compatibility design guide standards. 1.1.2.2 The contractor shall intall 2 new bathroom entrance doors, solid core. 1.1.2.3 The contractor shall install 10 new floor mounted synthetic material toilet compartments. Mechanical 1.1.2.4 The contractor shall install a new centrifugal direct drive exhaust fan to properly ventilate space. Fan shall have back draft damper, and integral disconnect switch. Contractor shall connect existing exhaust fan eletrical service to new fan Type Centrifugal/roof mounted Drive Direct CFM 1400 S.P. ("WG).50 Motor H.P. ¼ Motor RPM 1175 Fan RPM 1500 Voltage/Phase 120/1 1.1.2.5 The contractor shall perform duct cleaning on existing exhaust ductwork for reuse with new exhaust fan. Plumbing 1.1.2.6 The contractor shall install new solid surface countertops; wall hung 1.1.2.7 The contractor shall install 12 new white porcelain oval lavatories. 1.1.2.8 The contractor shall install 5 new wall hung, vitreous china, siphon jet type urinals with hanger and self closing valve. 1.1.2.9 The contractor shall install 10 new white porcelain floor mounted water closets, equippped with seat and manual flush valve. Electrical 1.1.3.0 The contractor shall install new energy effcient T-5 lighting fixtures with electronic ballast, ceiling mounted troffers with rapid start. Lighting will be connected to exsisting electrical lighting connections. Fire 1.1.3.1 No modifications to the fire suppression system is required under this requirement. HAZMAT 1.1.3.2 Contractor shall perform a comprehensive Abestos/Lead based paint survey where the work will take place. Survey will identify if any areas are affected or possess hazardous materials.
